Liberty Lands This re-design in Northern Liberties is right near the community owned and operated, Liberty Lands neighborhood park. This gorgeous 4,000 square foot property is on Leithgow Street in the beautiful city of Philadelphia. The new construction property has fresh paint, beautiful hardwood floors, lots of natural light, and gorgeous guest and master bathrooms. The lower level has a fully finished basement with open outdoor seating, beautifully designed by a local builder. We set up the basement to act as a theatre will full screen projection and a large sectional. This NOLIBS residence is gorgeous and in a very popular location. We reorganized furniture and gave the place of fresh luck with cool blues and soft upholstered goods throughout. Hardwood floors are consistent throughout the modern home. We placed art skillfully in order for flow through the house and lots of great visual touches. There are four balconies and a large roof deck in this home allowing for plenty of space for a large family and great views and outdoor activities. The outdoor spaces give a gorgeous view of the Philadelphia skyline during the day or at night. This place is great for entertaining! Philadelphia is a city of neighborhoods, and Northern Liberties is one of the best! York Street This Fishtown property on York St. was messy and full of clutter. We brought in pieces to give the place a much needed declutter and facelift! The Henck Design team removed old dark drapes and replaced with fresh, light panels. We selected home accessories locally to add character and charm to the living room and freshened up the master bedroom with new bedding and throw pillows. The homeowner who lives in the property while it’s on the market travels for work and needed lots of help getting the place together to show well for the photographs. As you can see these photographs turned out beautiful, with a few hours of The Henck Design team’s help. The realtor as well as homeowner are so happy with our work and will surely have this property sold shortly!

Happily Riverside This happily riverside residence is full of life. Water flows right near by from the Delaware River in Philadelphia. We wanted to offset the cool tones of The Pier by bringing in warm colors and graphic pattern. The homeowner as well as the real estate agent were absolutely thrilled with Henck Design’s work. The combination of updates in the home done by the staging client and our take on how the space was changed using furniture, home accessories and space planning proved to be a great success. An Up And Coming Arrangement Master Street is a quickly developing route in Philadelphia’s up and coming neighborhood, Fishtown. This home is relatively new construction, and there is other housing developments coming up right around the corner. Because the home is fresh on the real estate market, it was pivotal that Henck Design approach this staging in a way that will help agents close a sale. We rehung art, used available home accessories, and altered the space planning for this property to show it’s best.

Midcentury Centric This midcentury design of a long narrow interior is a challenge to space plan in an appealing way, at first glance. Circulation paths are clear, but right off the bat, furniture placement isn’t. There are several nice “architectural moments” to be had in this light, updated space, like at the landing at the bottom of the staircase and at the transition from dining room to kitchen. Colorful art pieces provide pops of vibrant color to the Fishtown residence while picking up hues from adjacent furniture pieces. Mid-century meets a modern eclectic style here via decor and interior finishes. Bamboo floors keep things casual and clean looking for an approachable city home.

Historic Castings Building This light filled condo in the Historic Castings Building is a fabulous dwelling for a single bachelor(ette) or a small family. The building is a warehouse that’s been converted into condos in the heart of Olde City. Square footage is an important consideration in Center City and Olde City condos of Philadelphia, of course, and this one uses every square inch! Danish modern touches paired with a combination of masculine and rustic pieces made for a coherent look.

Light Meets Color Light meets color in this home in the heart of Fishtown. An up and coming neighborhood in Philadelphia is perfect for first time home buyers and single family homes. Henck Design addressed this staging with the concept of color and light in mind. We arranged flowers, rearranged furniture, decluttered and accessorized to better show the home. Some of the most in demand areas of the home are living and dining rooms, so all efforts were made to have them show as well as possible. Every detail was accounted for and you can almost smell the sweet sent of the burning candles through these photos.

Traditional Row Home Looking for a different kind of real estate staging, the Somers Team of Philadelphia sought out Christina Henck to redecorate and stage this newly listed property in the up and coming neighborhood of NOLIBS or Northern Liberties. The traditional row home architecture and layout informed the space planning for the furniture in the home. Mid-century pieces are sprinkled around the house and give a feeling of character and openness. Henck Design adjusted furniture to show the property in the most open way possible with great results.

Poplar Street Stage This gorgeous home on Poplar Street in the heart of Northern Liberties is full of architectural details with angles, tall windows and wide open space. Henck Design staged this property with minimalism in mind. This Philadelphia home is modern with clean lines and interesting finishes. Home staging is one of the most important things a homeowner can do when it comes to selling their house. Henck Design’s objective is to show the potential function for the space, we placed furniture in ways that will speak to the potential new buyers and aid real estate agents in showing the space.

Heritage Circle This beautiful home on Heritage Circle in Feasterville, PA needed a little help showing well for it’s upcoming open house. The homeowner has some very nice traditional pieces of furniture throughout the home. We approached the staging of this home with it’s occupants lifestyles in mind. The existing dining table had 2 leaves in it, that we decided to take out, to show the room’s ample space. Rehanging the art in the home made such a big difference in the way potential buyers will see this home. It was critical that we took away anything that was visually distracting and brought attention to what we like to call “Architectural Moments”. We rearranged the furniture at the entrance of the house to be a bit less cluttered and made a nice reading nook for that feeling of warmth and spaciousness. It especially important to give the entry room purpose to ensure the first impression on a potential buyer is a great one.

A Great View From Olde City This property on New St. in Olde City, Philadelphia is the perfect loft space for some one who enjoys lots of natural light, exposed brick and a well kept building. The interior of the condo really speaks for itself with the exposed ductwork, and materials used for the interior finishes. When we arrived, we knew less would be more for this property’s home staging because the furniture was right, and reusing some decor and accessories in different arrangements was all it really needed in addition to some art selection and installation. On the top floor of the building there is a great roof deck overlooking the Philadelphia skyline. We re-space planned the outdoor furniture in the space so it will be more appealing for current residents as well as potential buyers looking at this great condo.

Riverside Residence The layout of this riverside residence provides great natural light and a beautiful view of the Delaware River! Henck Design focused on details in this space. Art hanging and installation was really important, because we want the eye of the viewer to move fluidly throughout the space. It was important for us to consider the homeowners in the space, as they were still inhabiting it with 2 children. We had to consider the function of the home while staging for them in this waterfront property. We used the existing traditional elements scarcely so that the space remained open and airy. Fresh flowers and live plants enliven the space and add some color.

Lombard Street Brilliant and bright make a beautiful combination at this 3 bedroom home on Lombard Street that Henck Design staged in April of 2014. The Realtors sold this beautiful home in under 30 days after the completed real estate staging. We were able to pull together a traditional bedroom and make it more stylish by using existing accessories and furnishings in the home. By rearranging items that were available, pulling in pieces form other rooms to make the space feel warmer and in turn appeal to a wider variety of potential home buyers. Leithgow Street This turn of the century home on Leithgow Street in the heart of a darling street in Northern Liberties was a challenge for our stagers, as it had a lot of displaced furniture and storage shoved in corners and haphazardly placed about. We approached the challenge with the attitude of opportunity and decluttered the space. Henck Design space planned the rooms to be more fitting to the way the realtors envisioned the sale of the home. We didn’t want to show the 2nd bedroom as a storage closet which was how it was showing before, we saw the rooms true potential and made it into a 2nd bedroom space. Amber Street These are images of a listed home on Amber Street in the neighborhood of Fishtown in Philadelphia. It is a three bedroom, three-story home with hardwood floors throughout. The living room is a nice open space right off a casual spacious dining room. Before Henck Design came in and space planned the living room, the large sectional was connected and swallowed up the space. We pulled it apart for ease circulation through the room, allowing the size to be shown to potential buyers and make best use of square footage. The scale of the furniture was right for the space, but the arrangement of it was not serving the homeowners well. There is a lovely area for a reading at the front of the first level with lots of natural light, so we staged it accordingly with an armchair and a floor lamp. Richmond Street In Bridesburg, Philadelphia, you’ll find lots of properties showing, but none quite like this on Richmond Street. Henck Design transformed boring bedrooms into hip creations. We took a basement crammed full of toys and decluttered. Seeing is believing – we know, so check out the before and after photos! Limited by what furniture and bedding options the owner had, we used existing items to transform these spaces. This property is a 4 bedroom home, which means it was no small task, but we staged it quickly and efficiently using the available furnishings and arranging them in the best possible ways. There were some midcentury pieces to choose from and the homeowners had a fun, quirky style, which we were able to put to good use! We stage homes at properties that have some existing furniture that we can work with to create a more balanced, decluttered arrangement of furnishings, wall hangings and home accessories. Balanced Bachelor Pad Before Henck Design came to space plan & create balance with Feng Shui for this bachelor’s space, there was little room for growth and harmony among elements. The entertainment unit was too far away from the sofa, so it wasn’t a comfortable seat to view the television from. Because we were creating intention in placement of furniture, it was important for us to separate work from leisure spatially. Also, the bed did have a supportive head board before the redesign, but there was a large window behind it. That created a problem with the window treatments being operated, and getting the full use of it’s daylight for the space. It is much more balanced to have a bed centered on a wall with a side table on either side, space permitting. The most important task from a Feng Shui perspective was to create distance between the desk and the bed. It is great to wake up, be inspired to work and reminded of duties, but for it to be the first thing a person sees in the morning and the last thing viewed before sleep, does not create a peaceful space. Now as you can see, there is an opportunity for rest, ease of making the bed, supportive elements for the person sleeping in the space and a functional entertainment situation.

Steadfast Design The homeowners who occupy this space tend to stay steadfast towards the traditional. Rustic floors and conventional furniture was our starting point for this real estate staging in Philly. The Henck Design team was driven to bring in some simple yet colorful details that the space was lacking. Modern throw pillows, a few light fixtures, and a new space plan for the first level was exactly what the home needed. Now this Fishtown residence pops with color and has an open feel that will attract home buyers who are looking for a warm, yet fresh space!
